CPTED of Florida LLC provides security surveys, findings, risk assessments, recommendations, and training to empower our clients with a comprehensive understanding of inherent risks and viable solutions. A fully informed client is equipped with accurate information when making determinations that may impact the safety and welfare of the people in their facilities and protection of property and assets.
Facilities are surveyed to acquire a picture of the facilities features and are then assessed to evaluate the nature and/or quality of those features. Assessment reports focus on each client’s facility, occupants, and activities in line with specific industry security standards.
Security and CPTED assessments can be conducted at any time and is highly recommended to be conducted during the project’s planning phase hand in hand with architects, design team, and city officials for optimal and cost-effective results. Assessments are customized to address if the project is a new build out, pre-lease, pre-purchase, renovation, or an existing facility.
Recurring assessments identify compliance and consistency incorporating best practices as well as program or security system changes that enhance the safety of persons and protection of property.
CPTED Assessment
CPTED Assessment reports conform with CPTED Florida Institute of Crime Prevention Training (FICPT) and National Institute of Crime Prevention (NICP) standards.
- Entrance interview with client to gather facility information about the property, its occupants, type of activities, and identify other persons to be interviewed (i.e., property manager, employees, and contracted service providers.)
- Conduct research, gather data and documentation in preparation for the site visit (i.e., crime statistics, neighborhood demographics, floor plans/blueprints, local ordinances.)
- Several site visits, walking throughout the property recording all observations, interviews during the day depending on facility’s size and activities, and at night to include an informal lighting survey.
- Identify positive findings in compliance with CPTED standards and findings needing improvement.
- Exit interview with client to identify initial findings, questions, or clarifications.
- The CPTED Assessment Report contains detailed comprehensive information, pictures, and documentation is presented within 30 days or less from the exit interview.
Security Consultation
Provide advice, guidance and solutions to specific security and safety needs that are not included in one of our assessment or training program services such as developing written security policies, procedures, and occupant emergency plans.
Security Measures Survey F§ 768.0706(2)(a)
Security Measures Survey Reports provide detailed descriptions of existing security measures in place and efficiency based on documented maintenance, repair, and replacement procedures and/or schedules.
- Security cameras.
- Lighted parking lot.
- Lighted walkways, laundry rooms, common areas, and porches.
- Door locks.
- Window and sliding door locks.
- Pool gates and locks.
- Peephole or door viewer.
- The Security Measures Survey Report containing detailed comprehensive information, pictures, and documentation is presented within 30 days or less from the exit interview.
Physical Security Risk Assessment
A physical security risk assessment is a comprehensive audit and assessment of a business’s physical security infrastructure and policies that includes recommendations to help the organization mitigate future threats and strengthen its existing protocols. Physical Security Risk Assessment Reports conform with DHS best practices.
- Entrance interview with client to gather facility information about the property, its occupants, type of activities, and identify other persons to be interviewed (i.e., property manager, employees, and contracted service providers.)
- Conduct research, gather data and documentation in preparation for the site visit (i.e., crime statistics, neighborhood demographics, floor plans/blueprints, local ordinances.)
- Several site visits, walking throughout the property recording all observations, interviews during the day depending on facility’s size and activities, and at night to include an informal lighting survey.
- Audit existing security systems.
- Review security operating procedures.
- Establish Security Level based on facility size, occupants, and activities.
- Establish Vulnerabilities to natural and man-made risks that could negatively impact people, property, facility operations, or usage.
- Recommend long-term and short-term countermeasures to mitigate risks.
- Exit interview with client to identify initial findings, questions, or clarifications.
- The Physical Security Risk Assessment Report containing detailed comprehensive information, pictures, and documentation is presented within 30 days or less from the exit interview. Reports for multifamily residential property will contain a CPTED section to conform with F§ 768.0706(2)(a) and F§ 768.0706(2)(b) will be addressed in the security system’s audit.
